Learn All the Benefits of a Quality Home Air Duct Cleaning

When you consider that every breath of air you take inside your home has circulated through your HVAC ductwork multiple times each day, the possible benefits of quality air duct cleaning become clearer. Common household airborne particulates that accumulate inside ductwork over time may be continuously recirculated throughout the house. However, since a slight amount of dust residue inside ductwork is considered normal and unavoidable, you should know the point at which you should consider quality air duct cleaning.

The Environmental Protection Agency recommends that quality air duct cleaning be performed only on an as-needed basis and only by certified HVAC professionals experienced in cooling, heating, and duct-system maintenance and repair. Circumstances under which quality air duct cleaning might be beneficial include when:

  • A professional inspection reveals that ducts contain an excess accumulation of dust or other airborne particulates.
  • You can actually see dust or dirt emitted from HVAC supply vents when the system cycles on.
  • Mold growth is confirmed inside ducts and verified by sampling.
  • Ductwork has been penetrated by water from some source, such as roof leaks or a ruptured plumbing pipe.
  • You find evidence of vermin infestation (such as rodents and insects) inside ducts.

A Professional Air Duct Cleaning Procedure

When performed by qualified HVAC technicians, a typical air duct cleaning involves the following steps:

  • Gaining access to all segments of ductwork in the house.
  • A pre-cleaning inspection to determine existing issues such as mold growth or the presence of asbestos materials.
  • Vacuuming the entire span of ductwork, with equipment that has high-efficiency HEPA filtration to retain dust and dirt.
  • Using extendable brushes to reach and manually loosen dust and other materials.
  • If mold is present, following standardized practices to remove and sanitize affected surfaces.
  • Connecting and resealing all ductwork joints that were opened to provide access.
  • A full quality air duct cleaning should also include HVAC components that are routinely exposed to duct airflow, including the AC evaporator coil and the system blower fan.
