Fall Maintenance for Your HVACCan it really be time for fall HVAC maintenance? This long and (very) hot summer is fading and nights are getting cooler. Soon your air conditioner will be turning over comfort control functions to your furnace for another winter. To ensure continued efficiency and performance during the coming season, put these few fall HVAC maintenance steps on your to-do list.

The Schedule an annual professional tune-up.

A qualified HVAC technician will perform a list of manufacturer-recommended preventive maintenance to get the furnace ready for cold weather to come. These steps ensure the unit is operating at maximum efficiency and help reduce monthly heating costs. An up-close inspection of the furnace also helps detect and resolve any incipient issues now, before they become a major issue later on.

Check all room registers.

Make sure all supply and return registers in the house are open and unobstructed. It’s not unusual for a supply register to be partially closed over the summer or a return register blocked by furniture or other objects. For proper air balance and consistent temperature control throughout all living spaces, all supply and return registers must be fully open.

Inspect the furnace area.

Make sure no flammable liquids are stored in the same room as the furnace and no materials that could ignite from heat exposure are near the unit. Create adequate space on all sides of the furnace to allow proper air circulation.

Clear the outdoor A/C component.

Check the outdoor unit for weeds or other vegetation that may have encroached during the summer growth season. Cut back to allow two feet of clear space on all sides of the unit for proper airflow.

Update the programmable thermostat.

Back-to-school season, as well as the shift to shorter days and longer nights, may require tweaks to the thermostat’s programmed schedules for temperature changes.

Change the air filter.

Don’t start the fall with summer’s dirty, clogged filter still installed. During heating season, check the filter monthly and change it at least every other month.
