Why You Need HVAC InspectionsAn HVAC inspection can help prevent unnecessary expense and inconvenience before and after you’re a homeowner. What you don’t know about an A/C or furnace, conversely, may produce a series of unpleasant surprises when it comes to system performance, reliability and operating costs. An HVAC inspection by a knowledgeable experienced pro is useful in two specific scenarios:

Pre-Sale Inspection

While a home purchase is usually preceded by a professional home inspection, the inspection typically focuses on structural condition of the house and systems such as plumbing and electrical. Very often the HVAC “inspection” is limited to simply confirming that the system turns on and produces cooled or heated air.

Among the critical information you may not get from a standard home inspection are the following:

  • Condition of evaporator and condenser coils.
  • Function of the A/C compressor.
  • Examination of the furnace heat exchanger.
  • BTU capacity of HVAC units—undersized or oversized to cooling and heating load.
  • Age and OEM efficiency ratings of the air conditioner and furnace.
  • Inspection of ductwork for leakage.
  • Amount and quality of insulation.
  • Airflow and temperature measurements in rooms.

Shortfalls in the inspection of any or all of the above will soon become obvious in the form of expensive repairs or replacements.

Annual Inspections of An Existing System

Inspection and preventive maintenance of the air conditioner and furnace at the outset of the cooling and heating season, respectively, should be a yearly event. Most manufacturers warranties require it to receive warranty coverage. A complete inspection by a qualified HVAC technician includes a list of procedures that ensure reliability and extend service life of system components. A properly maintained HVAC system also sustains its original energy efficiency ratings, providing lower operating costs.

Another benefit: annual inspections at the beginning of the season can reveal incipient problems that will cause major malfunctions later, when the system’s under maximum load. Resolving these lurking issues now—rather than later during an emergency service call—is the preferred approach.
