Does preventive maintenance of your home’s HVAC system actually pay off in the long run? Yes—and in the short run, too, for that matter. The benefits of keeping your furnace, air conditioner and associated HVAC components in optimum operating condition extend from the time it’s installed to the end of its service life.
Here’s how preventive maintenance pays dividends:
- Lower operating costs. The recurrent costs of keeping your home warm in winter and cool in summer are mainly monthly energy expenses. Before wear and tear takes its toll on components, before heating/cooling output degrades noticeably, a neglected furnace or air conditioner will cost more to operate due to gradually increasing consumption of gas and/or electricity. Consistent manufacturer-recommended maintenance means predictable energy efficiency and lower monthly bills.
- Fewer breakdowns. HVAC equipment has a way of going down at the worst possible time: the hottest heat wave of the summer or the most frigid winter cold snap. Many malfunctions are the culmination of infrequent maintenance and could have been least caught in advance—if not prevented entirely—by standard preventive care.
- Longer service life. Life expectancy figures for central cooling and heating systems are averages based on the assumption of both regular professional preventive maintenance as well as basic owner upkeep, too. If you let maintenance slide, you’ll probably get less than average service life and need to replace the system earlier.
- Better performance. The furnace that ain’t what it used to be or the A/C that’s old before its time is more often a casualty of inconsistent upkeep. If you notice declining indoor comfort, that may be one of the red flags of inadequate maintenance and premature wear in your HVAC system.
Get current and stay there by scheduling annual professional maintenance check-ups for your furnace and air conditioner at the outset of each heating and cooling season. Your system needs it, and the manufacturer’s warranty probably requires it. In between, check and/or replace the system air filter yourself every month.
