5 HVAC Things to Think About When Purchasing a HomeBuying a house necessarily imposes a list of issues to resolve before you make the deal. Heating and cooling accounts for half of a home’s annual energy costs, so the performance and efficiency of the existing furnace and air conditioner, as well as other components that interact with these systems, are important to clarify before buying a house.

Avoid surprises by clearing up these issues in advance.

Age of the System

Combined average service life of a central air conditioner and furnace averages about 15 years. If more than half the expected lifespan of either unit has elapsed, consider that any major component failure — such as an A/C compressor or furnace heat exchanger — will not be worth the steep repair cost, so replacing the unit will be necessary.

Efficiency Matters

Outdated technology incorporated in the existing HVAC system may be rated far below current energy efficiency standards. Hanging on to the installed units could prove to be an unacceptable drain on your monthly budget due to high operating costs. The expense of replacement with a new, more efficient system may need to be included in pre-purchase calculations.

Insulation Specs

By today’s standards, many homes over 10 years old are under-insulated. The focus of insulation in the house is the attic. In our climate zone, one foot of standard fiberglass batt insulation or 10 inches of blown-in cellulose is recommended by the Department of Energy. Upgrading to that minimum — even more is better — will need to be a priority if you buy the house.

Ductwork Condition

Performance and efficiency of HVAC systems depends heavily on ductwork it’s connected to. Aging residential ductwork is notoriously leaky and often requires sealing (many local building codes now mandate it). A duct inspection and pressure test by a qualified HVAC contractor can tell you if you’re facing repairs.

Air Leakage

Structural cracks and gaps and worn weatherstripping in doors and windows may need repair/replacement to prevent heat loss or gain and the high operating costs that go along with it.
