HVAC Replacements and Maintenance: A TimelineA heating and cooling system’s expected service life and its regular HVAC maintenance timeline are directly related. Keeping up with both requires only a little attention, but that small amount is critical. Most estimates of useful service life of an air conditioner or furnace are calculated on the assumption that the HVAC maintenance timeline is faithfully observed. While it may or may not be feasible to get more years out of a system than it’s designed and engineered to deliver, it’s definitely possible to shorten expected service life by neglecting regular upkeep.

How Long Will It Last?

Central air conditioners can be expected to last 10 to 15 years before needing replacement while gas-fired furnaces will keep you warm for 15 to 20 winters on average. However, just because an obsolete A/C or furnace is still technically functional past its normal service life, its outdated energy efficiency specs and high operating costs may make replacement a more financially viable option versus waiting for the unit to fail completely.

What Maintenance Is Required?

The primary HVAC maintenance requirement is written in stone — as well as in the terms of the manufacturer’s warranty: an air conditioner and furnace should both receive annual inspection and preventive maintenance by a qualified HVAC technician at the outset of the cooling and heating season, respectively. This comprehensive checkup sustains the unit’s rated efficiency specifications and operating cost estimates, as well as greatly reducing the incidence of malfunctions later in the season, when the system’s under maximum load.

Another critical item on the HVAC maintenance timeline is required more frequently and can be handled on a DIY basis: changing the air filter. If a monthly visual inspection shows no accumulation of dust or dirt furnace filter replacements may be deferred to other month. However, the A/C filter should be replaced monthly since air conditioners tend to run more daily hours in summer than furnaces in winter.
