The combined average life expectancy of a central A/C and furnace is about 15 years. Should certain major components fail once the units are past the 10-year mark, however, the system is considered to be unrepairable from a financial standpoint. Total system replacement, a major expense to the new owner, is usually unavoidable.

A thorough HVAC inspection is important when buying a new house, too. You want to ensure the new system has the capacity to cool and heat the home efficiently and effectively. Unfortunately, HVAC systems are sometimes installed on a one-size-fits-all basis, but oversized systems are highly inefficient and the cause of high operating costs for the life of the system. Undersized systems, meanwhile, can’t accommodate the home’s cooling or heating load.

While the traditional pre-sale inspection serves a formal purpose, home inspectors actually have little to no expertise in cooling and heating technology. Their own contracts typically include disclaimers to that effect. Often the HVAC inspection is limited to making sure the unit starts up and produces cool or hot air. Looming, expensive problems like a failing compressor, cracked furnace heat exchanger or systemic issues like deteriorated ductwork usually go completely unnoticed in a typical home inspection.

A trained HVAC specialist sees such problems on a daily basis and has the expertise to accurately evaluate the condition and likely performance of a cooling and heating system. In addition to assessing major components, the technician will issue a written report on the status of ductwork, ventilation, any HVAC issues that may contribute to mold growth or other air quality problems, and safety factors such as carbon monoxide levels in the furnace.
